Aegis Isles strives for a higher quality of Second Living than is normally available on the mainland. This is achieved, in part, through our detailed covenant:

AEGIS ISLES PROPERTY MANAGEMENT COVENANTS AND RESTRICTIONS Aegis Isles Property Management (henceforth referred to as “Aegis Isles”) is the DBA of Art Kedzierski (Second Life: Sean Petit), who owns and governs (subject to Second Life rules) “Aegis Isles”, a multi-region private estate in Second Life. Definitions: Estate – All simulator regions (sims) owned and managed by Aegis Isles. Region – Any individual simulator with specific zoning and maturity rating, approximating 16 acres of virtual land. Parcel – A sub-divided area of a given region, available for leasing. Areas are listed in square meters (m2). Tier – Monthly maintenance fee. Unlike Second Life mainland ownership, tier payments are made directly to Aegis Isles, not Linden Labs. Aegis Isles Terms & Conditions: Thank you for choosing Aegis Isles for your Second Life land needs. Aegis Isles is a managed and zoned estate. By leasing with us, you agree to the following terms: General: Aegis Isles shall have the sole discretion to determine any violation of these rules. These rules may be amended or added to by Aegis Isles at any time without prior notice. Unless otherwise noted, all rules apply to every Aegis Isles region. 1) You agree to abide by the Second Life Terms of Service (located at http://secondlife.com/corporate/tos.php) and the Second Life Community Standards (located at http://secondlife.com/corporate/cs.php). 2) Griefing: No conduct that could be construed as “griefing” will be tolerated on any Aegis Isles region. Any leaseholder who engages in, or allows his or her guests to engage in griefing will have his or her contract terminated. 3) No renter or leaseholder on Aegis Isles may ban/deny access to his or her island manager, island security or owner. 4) Eligibility. You must be at least 18 years of age in order to lease a portion of Aegis Isles. 5) Copyrights. You represent and warrant that you will comply in all respects with all applicable International, United States and Linden Labs laws and regulations as well as these terms and conditions and Conditions. You also warrant that all content used by you in Aegis Isles will be original and created solely by you, and that your use of content will not violate or infringe upon the rights of any third parties or otherwise contain any third party material (including, without limitation, material protected by copyright, trademark, patent, or the rights of privacy or publicity, contract, or trade secret). Where you use third party content, you agree to give proper credit and secure all necessary permission for such use. You also agree to indemnify Aegis Isles of any and all suits or claims by third parties with regard to your use of copyrighted material. Aegis Isles reserves the right to delete any and all non-permissive content upon receipt of a valid cease and desist request or order by the owner of said copyrighted material without notice or warning to you. If you continue to use the intellectual property of a third party after warning delivered to you by Aegis Isles, Aegis Isles reserves the right to cancel your lease or ownership without refund. 6) Second Life. You acknowledge and agree that the operation of Aegis Isles is subject to the rules of Second Life and to the continued operation of Second Life, and that Aegis Isles Management has absolutely no control over or responsibility or liability for how long Second Life remains in existence, whether Second Life rules will change, whether Second Life be available continuously on the Internet, or any other matters relating to the operation of the Second Life site. You further acknowledge and agree that the your use of Aegis Isles is subject to all rules and decisions of Second Life, and you will make no claims whatsoever against us arising out of any act or omission of Second Life, or any act that Second Life requires us to take (including, for example, taking away your land). 7) Scripted Objects: a) Weapons: NO WEAPON USE is allowed in any region of Aegis Isles. Use of weapons can subject you to immediate contract termination (including the return of all items) without refund. A weapon is defined as any object or item that can orbit, kill, push, crash or otherwise obstruct another SL resident. b) High-Lag Scripts: No high lag inducing scripts are allowed in any Aegis Isles region. This includes, but is not limited to spinning and particle objects. If you are at fault of using such scripts/items, you will be asked to disable them. Refusing to do so is grounds for immediate contract termination (including the return of all items) without refund. Leaseholders may not use items whose scripts operate at a radius that extends farther than their property lines. Security scripts may be used as long as they follow Second Life’s terms and conditions. c) Building & Structures: Structures must be built at least four meters (4m) away from each property line. To view property lines go to View > Show Property Lines or press Ctrl+Alt+Shift+P. No building may extend more than 60 meters above a region’s original terrain level. No sky structures are permitted below 300 meters. A sky structure is any building whose base floats more than ten meters (10m) from the ground terrain. 8) All Regions: The following set of rules applies to all region of Aegis Isles. a) Land cannot be resold. If you decide that you no longer wish to be a resident of Aegis Isles, simply let a member of the management know your intentions and abandon the land. If you have someone who wishes to take over your lease, they must be approved in advance and agree to these same terms. b) Land must remain open and not set to group access only. You can ban specific people, but not entire segments of people. If additional security is required for a specific or regularly scheduled event, permission for a temporary parcel ban must be obtained from Aegis Isles management at least 24 hours in advance of the event. c) In regions where flight is allowed, no individual parcel may disable flight. d) All items must remain inside your property boundaries. Items found outside your space will be returned without notice. 9) Residential Regions: The following set of rules applies to any region of Aegis Isles designated as Residential. a) All general use rules apply to these sections of Aegis Isles. b) No commercial use of buildings is allowed. This includes, but is not limited to, advertising, subletting, or building clubs, casinos, malls, etc. c) Respect your neighbors’ privacy as they do yours. 10) Commercial and Entertainment Regions: The following set of rules applies to any region of Aegis Isles designated as Commercial or Entertainment regions. a) All general use rules apply to these sections. b) No sub-letting or sub-leasing is allowed. You may have a partner, or share your use, but you will remain the primary party for all communications and responsibility as to the use of your land. Pricing/Payment: All transactions occur in-world and are payable in Linden dollars. Unsold land prices are adjusted regularly. An Aegis Isles property manager will set up a tier payment system on your lot within 24 hours of your initial lease. Your first month's tier payment must be made at that time. Failure to make the initial Tier payment within 24 hours will result in termination of your land lease. Your lease payment will be refunded, less a 10% handling fee. Tier payments are due by the first day of each calendar month. Failure to pay by the seventh day of a calendar month will subject you to a US$5 late fee. In any case, if payment in full plus any late fees is not received by Aegis Isles by the 14th day of the month it is due, Aegis Isles reserves the right to terminate your contract and return any and all items found on your lease. Agreement and Release. By signing this agreement, you agree to comply with (as they may be amended from time to time): (a) these Terms and Conditions, (b) the Second Life Terms of Service at http://secondlife.com/corporate/tos.php, and (d) the Second Life Community Standards at http://secondlife.com/corporate/cs.php. In addition, you agree to release, discharge, defend, indemnify, and hold harmless Aegis Isles, Art Kedzierski, his affiliates, parents, subsidiaries, and agents, and anyone working for or on behalf of any of them (collectively, the “Released Parties”) from and against any and all claims, losses, liabilities, damages, costs (including, without limitation, reasonable attorney’s fees and settlement costs), and expenses arising from or relating to this agreement, or any use by you of land on Aegis Isles. Disclaimer. The Released Parties are not responsible for any lost, late, stolen, misdirected, mutilated or illegible communications nor for electronic transmission errors resulting in omission, interruption, deletion, defect, delay in operations or transmission, theft or destruction or unauthorized access to or alterations of your lease or ownership of a portion of Aegis Isles or for technical, network, electronic, computer, hardware or software malfunctions or limitations of any kind, or inaccurate transmissions of or failure to receive information by Aegis Isles on account of technical problems or traffic congestion on the Internet or at any website or any combination thereof. We reserve the right to change the foregoing Terms and Conditions, as well as the Aegis Isles Land Covenant and the terms of the Contract, at any time and without prior notice. Governing Law; Jurisdiction. You agree that these Terms and Conditions shall be governed by the laws of the State of Texas without regard to conflicts of law principles and that any disputes or controversies arising out of these Terms and Conditions or your participation in Aegis Isles shall be resolved exclusively in the state or federal courts located in Texas and in the courts of appellate jurisdiction there from. You waive any defense based on improper venue or forum non conveniens. You agree to waive any defenses based on venue or forum non conveniens, and agree to the personal jurisdiction of such courts. You agree that any and all claims, judgments and awards shall not exceed the total amount of rent paid (pro rata) by you to Second Life for the Land designated for use by you and excludes lost profits and attorneys’ fees, and you waive all right to claim or collect punitive, incidental, or consequential damages. You also agree that all causes of action arising out of or connected with these Terms and Conditions or the Program shall be resolved individually without resort to any form of class action.
